  • What common deficiencies have you encountered during NFPA 25 inspections?

    During NFPA 25 inspections, some of the most common deficiencies we encounter include obstructed sprinkler heads, corroded or painted sprinkler components, missing or broken gauges, and valves found in the wrong position. These issues often stem from a lack of routine housekeeping, aging infrastructure, or unintentional changes made during building maintenance or renovations.

    Obstructed sprinklers—blocked by storage, lighting fixtures, or decorations—are especially common and pose a serious risk because they prevent proper water distribution during a fire. We address this by regularly educating building occupants on clearance requirements and including these checks in monthly visual inspections.

    Another frequent issue is corrosion or leakage in piping or fittings, particularly in older or poorly ventilated areas. We document these findings and prioritize them for repair based on severity. For damaged or missing gauges or tamper switches, we schedule immediate replacements to maintain system monitoring and integrity.

    Painted sprinkler heads, which void their listing, are replaced immediately with listed, approved units. We also reinforce training with maintenance staff and contractors to prevent future occurrences.

    In all cases, we log deficiencies in our inspection software, assign corrective actions, and follow up to ensure closure—maintaining full compliance with NFPA 25 and ensuring the reliability of our fire protection systems.
